BUILDING SERVICES

The major advances in Networking and Data Mining have shaped the expectations of Building Owners and Facilities Managers when it comes to their own Building Systems. This, coupled with the rising cost of utilities and the demanding New-age tenant, makes it imperative that Building Systems provide timeous information on Consumption of Resources, Comfort Levels and the status of Building Machinery. Unfortunately, Johannesburg is littered with many iconic buildings that have legacy control systems that simply do not meet the expectations of Stakeholders. We believe that Electronic Engineering companies, such as Micropower, are ideally suited to converting these buildings into modern, “Green” buildings.

Many buildings do not have a Central Database, often referred to as the “BMS” or “Building Management System” that can collate the information from the various sub-systems in the building. This is essential to monitor and control items such as HVAC, Energy and water consumption, Security and Access Control. Vendors of Building Automation Systems now offer “Open” platforms that can communicate with the many “legacy” devices in the field and store this information in a common database. We frequently use the Niagara N4 platform from Tridium for this purpose.

We install, commission and maintain all major systems in a building and these include:
  • Climate Control
  • Energy and Water Management
  • Solar Power and UPS

CLIMATE CONTROL

The Heating, Ventilation and Air-conditioning (HVAC) System consumes considerable Electrical Energy and aff ects the daily experience of the tenants in the building. The temperature and airflow in a workspace are controlled by the thermostat installed in that area. Harvesting the critical information related to the workspace is only possible if the thermostat is networked into the Building Management System. Legacy systems are often not network-ready. Micropower has been designing and manufacturing controls for the air-conditioning industry for over 20 years. Our staff and customers have installed over 5000 controllers in over 100 locations, at least 50 being premier locations. We have a range of controllers that have evolved over this period that are attractive, robust and reliable. Our controllers have operated reliably at many installations for over 15 years thereby making them extremely cost effective over the lifecycle.

Our controllers are installed at premier locations throughout South Africa and have been exported to Australia, USA and North Africa. We manufacture and install aesthetically pleasing thermostats that can be retrofitted into any environment.

We supply and install:
  • Networked thermostats in workspaces
  • Flowmeters to measure fresh water useage and chilled water
  • Temperature sensors to measure temperature of water
  • Temperature and humidity sensors to measure quality of air
  • Equipment to measure Status of Chillers and air-handlers

ENERGY AND WATER MANAGEMENT

Recently, both Electrical energy and fresh water have been identifi ed as scarce resources. Monitoring and analysing useage can often lead to optimising consumption and reducing costs. Building owners often incur additional charges due to Maximum Demand Billing. Maximum demand is the highest level of electrical demand monitored in a particular period, usually for a month. Maximum Demand should be monitored and controlled.

Micropower is the sole distributor in South Africa of a range of Power and and Water Metering products from Elmeasure in India. We also install meters from brands such as Schneider Electric, Siemens and ABB.

We have developed significant expertise in the field of resource management in the past 5 years and our objective is to make a significant contribution by focusing on commercial establishments and major users of energy to reduce waste and minimise loss.

We offer services to:
  • Install networked Water and Power meters
  • Measure, store and analyse related information
  • Remotely access tenant meters and automate billing
  • Minimise billing from utilities by reducing wastage.

SOLAR POWER AND UPS

The supply of Electrical Power from our utilities in South Africa has become increasingly erratic. It has become obvious that our power supply woes will continue into the next decade and commercial entities will have to invest in short term solutions to remain profi table. Many businesses have invested in Petrol and Diesel generators but many may need to look elsewhere for a solution due to the exorbitant price of fuel and the pollutants produced by burning fuel. Fortunately, the scheduled outages have been reduced to 2 1/2 hour intervals and battery powered Uninterruptible Power Supplies and Solar Power Systems are viable.Micropower imports a range of Solar Power products and we offer supply and installation of UPS and Solar Power Systems.
